Pre-Listing Inspection

Selling your home? Prepare to maximize your selling price and minimize the possibility of the deal falling through at the last minute.  I can let you know the major items needing maintenance, repair or replacement prior to placing your home on the market.  Be prepared!

New Construction

New construction homes shouldn’t need an inspection, should they?  Unfortunately, it is VERY important to get an inspection.  In fact, it is most beneficial to have two of them done; one prior to the drywall being installed and one just prior to the final walkthrough.  If you select us for these inspections, we provide a discount on the final inspection to help make it more financially feasible.

Radon Testing

Radon testing is provided using the Breeze Radon Instrument which provides accurate estimates in 48-hours with immediate release of reports to you.  No waiting for lab results! Cost is $150 at the time of inspection.
The EPA recommends a radon test if you are buying a home.  If the radon level is 4 picocuries per liter (pCi/L) or higher. Please note that radon levels less than 4 pCi/L still pose a risk and, in many cases, can be reduced using proper techniques.

Sewer Lateral Scope

Repairs to the sewer system can be very expensive. Provide peace of mind that pipes are clear all the way to the street (for municipal locations) or the septic tank.  For $250 at the time of the inspection we can provide you with a video of the system.  If issues exist, then give yourself the opportunity to get them fixed prior to purchase.

Mold Testing

Are you concerned about mold being present in your home?  Airborne samples can be taken at the time of inspection for $300 for three samples.  Additional samples (airborne or swabs) can be added for $50 each should you desire more thorough testing.  These samples are sent to our lab for analysis.  Results are normally available within 48 hours.

Well/Water Testing

NC has the second largest number of residents in the United States that rely on private wells for their water sources.  This means that it is very likely that you might be purchasing a home with a well.  Wells, along with septic systems, are an "invisible" system until they fail.  Let us complete a stress test of the pump and a check of the electrical and casing system along with a complete water test for $315.  The samples are sent to a independent lab for analysis.
